Living Will
Everyone should have a living will also known as an advance directive. An advance directive allows a person to make their health care choices known in advance of an incapacitating illness. It is a legal document in which you state how you want to be treated in the event you become very ill and there is no reasonable hope for your recovery.

Advance directives give you a voice in decisions about your medical care when you are unconscious or too ill to communicate. As long as you are able to express your own decisions, your advance directive will not be used and you can accept or refuse any medical treatment. But if you become seriously ill, you may lose the ability to participate in decisions about your own treatment. That's when your advance directive becomes important.

Last Will and Testament
You should have a will if you own any property or have any young children. A will lets you decide how your property will be distributed with minimum of costs and taxes. It is an opportunity to select an executor for your estate, guardian of your children, make funeral arrangements, and establish trusts and dispense with costly bonds. A lawyer can help you draft your will and explain the tax consequences. Probate Litigation

Real Estate/Closings
The purchase or sale of a home is often the largest transaction a person will undertake during his or her lifetime. As a result, a prospective home buyer or seller should take all precautions possible to make sure that the deal concludes smoothly and correctly.

As the buyer's or seller's attorney, we will review the various terms of a contract to determine that the contract does not take advantage of our client. We typically focuses on the purchase price and personal
property included in the sale, the mortgage contingency clause, the inspection clause, and the clause that governs penalties for default. In addition, we will make sure that the various prorations (taxes, water bills, etc.) are fair to the buyer, and that the seller is giving the required disclosures (as to the condition of the property and
in some cases as to the status of lead paint in the home) and warranties. If any changes need to be made to the contract, these are made prior to signing the contract or during the attorney modification period.

A Title Search is required by the lender to determine ownership and rights to the property being purchased. This search will also reveal any restrictions on use of the property.

We conduct the closing which includes:
Handling all fund transactions (i.e. closing costs and down payments).
Ensuring all documents are signed by the buyer. Ensuring all lienholder documents have been signed and completed. Ensuring all deeds are properly recorded in the public registry.

Criminal/DUI
